Quick answer
An unsecured business loan is funding that is not tied to property or a specific asset. Alternative lenders size it on what flows through your business bank account, typically from $5,000 to $500,000, usually backed by a director guarantee. It suits trading businesses that need working capital quickly and do not want, or do not have, property to offer.
Key points
- Typically $5,000 to $500,000, sized on turnover and bank statements
- No property needed; a director guarantee is usual
- Low doc options lean on bank statements instead of tax returns
- Bad credit and ATO debt considered case by case
What makes a loan “unsecured”?
A secured loan is tied to a specific asset the lender can claim if things go wrong, most often a property. An unsecured loan is not. Instead, the lender relies on the strength of the business’s cash flow and, in most cases, a personal guarantee from the directors or owners. That trade-off is why unsecured funding is quicker to arrange and lighter on paperwork, and also why it is usually smaller and shorter than a property-backed loan.
For many owners, that is exactly the point. You do not want to put the family home on the title to pay for a stock order, a new van fit-out or a slow quarter. You want funding that matches the size of the problem and gets out of the way.
How alternative lenders decide
Banks tend to start with tax returns, financial statements and a credit score, then apply strict rules. Many alternative lenders start somewhere else: the business bank account. Six to twelve months of statements show what really happens in the business. Lenders look at:
- Average monthly deposits and whether they are steady, seasonal or growing.
- The lowest balances and how often the account runs close to zero.
- Existing loan repayments already coming out, including other short-term lenders.
- Dishonours and returned payments, which suggest the account is under strain.
- ATO and super payments, which show whether obligations are being met.
Credit history still matters, but a person can weigh it against what the account shows today. A default from a previous venture three years ago reads very differently from a run of missed payments last month.
What unsecured funding is used for
Because there is no asset to match, the money can go almost anywhere the business needs it:
| Common use | Why owners choose unsecured |
|---|---|
| Stock and supplier bills | Fast, sized to the order, repaid as the stock sells |
| Wages through a slow month | Keeps staff paid without touching property |
| Fit-outs and small equipment | Simpler than asset finance for mixed purchases |
| Marketing or a new location | Funds growth before revenue catches up |
| Clearing a tax debt | Stops ATO pressure building on the business |
If the need is ongoing rather than a one-off, a business line of credit may suit better, because you only pay for what you draw.
Costs and repayments
Unsecured loans are priced on risk, and the cost varies widely between lenders and between businesses. Some quote a rate, some a fixed fee, some a factor that multiplies the amount borrowed. The only fair way to compare is total dollars repaid over the amount borrowed. Our repayment calculator turns the total cost you are quoted into daily, weekly and monthly figures and shows the repayment as a share of your deposits.
Repayments are often debited daily or weekly for shorter loans and monthly for longer ones. Daily debits suit businesses paid every day, such as hospitality and retail, but they need a buffer in the account. If you already carry other short-term loans, be honest about them; stacking several facilities is one of the quickest ways to strain cash flow.
When unsecured is not the right fit
Unsecured funding has limits. If you need more than a few months of turnover, if your account shows frequent dishonours, or if credit problems are serious and recent, an unsecured lender may say no or offer far less than you need. That is when property can help. A second mortgage business loan or caveat loan uses equity instead, between $20,000 and $5,000,000, with no valuation needed before approval.

Frequently asked questions
How much can I borrow unsecured?
Most alternative lenders size unsecured funding as a share of the deposits in your business account, so a business turning over more each month can borrow more. The typical range runs from $5,000 to $500,000.
Do I need to provide a guarantee?
Usually, yes. For companies, directors normally sign a personal guarantee. It does not put a specific property on the line, but it does make the director responsible if the business cannot repay.
How long are unsecured business loans?
Terms are commonly shorter than secured loans, often a few months up to a few years. Shorter terms keep the total cost down but lift each repayment, so test affordability first.
Can I get an unsecured loan with an ATO debt?
Often, yes. Some lenders will fund a business with a tax debt on a payment plan, and some loans are used to clear the debt altogether. The key is what your bank statements show about the business's capacity to repay.
How fast is an unsecured business loan?
When bank statements can be verified electronically and the paperwork is simple, decisions can come quickly and funding can follow soon after signing. Complex files take longer.
