Got a number? Let a real person sanity-check it
A calculator is a starting point. A 60-second enquiry gets someone who handles declined and unusual deals to test it against your actual bank statements. No credit check when you first enquire.
Equity is the most powerful thing you own
When credit history, tax debt or a short trading record stops an unsecured application, property equity often changes the answer. A lender secured by property can lean on the value of the asset and the plan to repay, so the other issues carry less weight. Property-secured business loans run from $20,000 to $5,000,000, and the security can be a home, an investment property or a commercial building, owned by you, a director or a related entity.
First mortgage, second mortgage or caveat?
- No existing loan: a first mortgage is usually simplest and supports the largest amounts.
- A bank loan you want to keep: a second mortgage sits behind it and leaves the cheap home loan untouched.
- Short and urgent: a caveat loan is quick to put in place and can later be converted to a registered second mortgage.
How to read the meter
The bar shows how much of the property's value is already used, and how much the new loan would add. Staying comfortably inside the LVR you selected leaves room for the lender to say yes and for you to manage the loan without stress. On property-secured loans, interest can be prepaid or added to the loan, and the terms are flexible, so you can keep the loan as long as you need it.
Next step
Values on paper are estimates. Start a 60-second enquiry with the property address and a specialist will assess it from sales evidence, with no valuation needed before approval and no credit check when you first enquire.
Questions about this tool
What is LVR?
Loan-to-value ratio: the total debt secured on a property divided by its value. If a property is worth $1,000,000 and $400,000 is owed, the LVR is 40%. A new loan behind the existing one is added in before the ratio is worked out.
What LVR do private lenders work to?
It varies with the property type, location, loan position and term. Residential property in a capital city usually supports a higher LVR than vacant land or a specialised commercial building. Use the selector to test a few levels.
Do I need a valuation to use my equity?
No valuation is needed before approval on our property-secured loans. The property is assessed from sales evidence, title information and photos.
Can I use a property I own personally for my business?
Yes. Property owned by a director, a family trust or a related company can secure a business loan if the owner agrees to provide it.
