Second mortgage or full refinance: which is better for business funding?

Both use your property to fund the business. The difference is whether your existing home loan survives.

Quick answer

A second mortgage adds a business loan behind your existing home or property loan, leaving it untouched, while a refinance replaces the existing loan with a new, larger one. A second mortgage is usually faster and keeps a low-cost home loan in place, making it suit shorter-term or urgent needs. A refinance can suit long-term borrowing when you can qualify with a mainstream lender.

Key points

  • A second mortgage leaves your existing loan in place
  • A refinance replaces it with one larger loan
  • Second mortgages are usually faster and avoid break costs
  • Refinancing suits long-term needs when you can qualify

Two ways to use the same equity

Many business owners have equity in their home or an investment property. When the business needs funds, there are two broad ways to use it. You can keep your existing loan and add a second mortgage behind it. Or you can replace the existing loan with a new, larger one that releases the equity. Both put the property on the line for the business, so both deserve careful thought.

How they compare

Factor Second mortgage Full refinance
Existing loan Stays exactly as it is Paid out and replaced
Speed Often days Often weeks
Break costs Usually none on the existing loan Possible on fixed loans
Credit requirements Flexible; bad credit and tax debt considered Mainstream lenders apply full policy
Cost per dollar Usually higher on the second loan Usually lower on the whole loan
Best for Short to medium term, urgent or complex Long-term borrowing with a clean file

When a second mortgage makes sense

  • Your existing home loan is low cost and you want to keep it.
  • You need funds quickly, for a tax deadline or an opportunity.
  • Your credit history or tax debt would stop a mainstream refinance.
  • The need is for a defined period, after which you can repay or refinance.
  • Your existing loan is fixed and breaking it would be costly.

Second mortgages for business purposes run between $20k and $5m, with no valuation needed before approval. Interest can be prepaid, or rolled into the loan. See second mortgage business loans.

When a refinance makes sense

  • You can qualify with a mainstream lender at a good price.
  • The need is long term, and you want one loan with one repayment.
  • Your existing loan has no significant break costs.
  • You have time to go through a full application.

The combined path

A common and sensible pattern is to use both in sequence. A second mortgage solves the urgent problem now: clears the tax debt, consolidates expensive short-term loans, funds the stock. Over the following months, the business stabilises, credit improves and returns are lodged. Then a mainstream refinance consolidates everything into one long-term loan, and that refinance repays the second mortgage.

Questions to ask yourself

  1. How long do I need the money for?
  2. What will it cost to break my existing loan?
  3. Can I realistically qualify for a mainstream refinance today?
  4. How quickly do I need the funds?
  5. What is my plan to repay or refinance the second mortgage?

Some first mortgage contracts require the first lender’s consent, or at least notice, before a second mortgage is registered. A caveat loan may not need consent and can be converted to a registered second mortgage later. Your solicitor handles these details.

The risks either way

Both options secure business debt against property, often a family home. If the business cannot repay, the property is at risk. Get independent legal advice, involve any co-owners in the decision, and be realistic about the repayment plan. The property equity calculator helps you see how much of the property’s value would be committed.

An illustrative example

A café owner had a home loan at a low cost and a tax debt the ATO wanted cleared. Her bank would not refinance while the debt existed. A second mortgage cleared the tax within a week, with interest added to the balance. Eighteen months later, with tax current and two clean years of trading, she refinanced with her bank, and that refinance repaid the second mortgage.

Frequently asked questions

Will my bank let me take a second mortgage?

Some first mortgage contracts require consent or notice. Your solicitor checks the terms and arranges what is needed.

Is a second mortgage more expensive than a refinance?

The second mortgage itself usually costs more per dollar, but you keep the cheaper first loan, so the overall cost can be lower for short-term needs.

Can I refinance with bad credit?

Mainstream refinancing is hard with bad credit or tax debt. A second mortgage or private first mortgage is often more achievable.

Can a second mortgage later be refinanced?

Yes. Many owners use a second mortgage as a bridge, then refinance once their position improves. That refinance repays the second mortgage.

Do I need a valuation?

Our property-secured loans need no valuation before approval.
